La Grange Sud is in a lovely area of the Western Dordogne in South West France, close to the pretty towns of Bergerac and Eymet. A golfers heaven overlooking the fairways of one of the best golf resorts in France - Chateau Vigiers. Watch the golf whilst dining on the huge balcony, cooking on the BBQ or swimming in the pool.

La Grange Sud includes 3 en suite bedrooms, the villa can accommodate up to 6 adults and 2 small children. It is perfect for a families or a couple seeking a relaxing holiday, yet with many activities in a beautiful area. This holiday property offers space for solitude as well as communal areas for socialising, and has interests for the very young as well as older guests.

A heated pool is at the centre of the private pool area. A retractable cover and night lighting ensures the pool can be enjoyed continuously from Easter to the end of October, with a guaranteed minimum temperature of 24 degrees.

So, whether you wish to simply relax by the pool, enjoy cycling along the large network of quiet lanes, sample the famous local wines ( St Emilliion, Monbazillac), visit the fantastic local markets, enjoy the local restaurants or play golf – La Grange Sud is a wonderful holiday venue with something for everyone at any time of the year!

La Grange Sud

Sitting Room
With French doors to the large balcony and leather sofas seating 6. An open fire (with insert) and walnut ceiling adds character to this room. A 42” plasma and large selection of DVDs are provided for entertainment.

Dining Room
The dining room seats 8 and is perfect for when al fresco dining on the balcony or pool terrace is not practical. A book library and numerous board games are located in this room, together with a small local information area.

The farmhouse original bread oven links the dining room to the kitchen.

Fitted with oak units, cream Range Master stove with electric double oven and five ring gas hob, microwave, dishwasher, washing machine, large fridge/freezer. An Italian glass table offers dining for 4. An oak dresser ensures there is plenty of storage space. This room has a window overlooking the pool area.

The kitchen opens through French doors onto a partly covered terrace with gas and traditional BBQs, large dining table with 8 chairs. From this terrace you can enjoy the views over the pool area and garden.

All 3 Master bedrooms have super king beds with high quality mattresses,luxury Bedeck bedding, feather and synthetic pillows, tea and coffee making facilities, Ipod docking stations, fans, hair dryers, wardrobe, bedside lockers with side lights. Two have a day sofa, which can convert to a single bed for a small child. All super king beds have African mosquito nets.

The bedrooms are en suite with the bathrooms having large towel radiators, shaving lights and sockets. Each guest is provided with bath and pool towels.

Ground Floor Bedrooms
Lavender - with French doors onto the large balcony and a large window overlooking the pool area. Day sofa which can convert to a single bed. En suite shower room with view towards the golf course. Flat screen tv for dvd’s

Yellow - situated at the back of the house, which has the benefit of being the coolest room during high season. French doors onto a tiny terrace with seating for 2 persons. Overlooks the circular drive. En suite large bathroom with an antique cast iron bath.

First floor bedroom
Rose - with views over the golf course from the bedroom. Day sofa which can convert to a single bed. En suite shower room with view over the golf course. Flat screen TV for playing DVD’s and satellite tv

Large circular drive
Extremely practical for turning cars with ample parking spaces.

1 acre grassed garden
Meadow land with small fruit trees, a trampoline and sandpit. Bordered on one side by a wooded slope which abuts the golf course. This grassed area extends from the drive and pool area.

Pool area
The pool area has a tiled terrace around the pool, a decked area for sunbathing, a covered dining area for 8 and a smaller dining area for 4. Gas and charcoal BBQs are located here, together with table tennis. This lovely area has views over the golf course.

The large balcony proves hard to leave, with a choice of relaxing on the swing seat, lounging on the sofas or dining at the table. It catches the sun from early morning until early evening. Why not then move to the pool terrace where you can enjoy the last of the strength of the sun until sunset.


The Swimming Pool
Watch the golfers whilst swimming, dining or cooking on the BBQ!

The private pool area has a 9 x 5 m heated pool with a tiled, south facing sun terrace and large decked area.
The pool is bordered on one side with a wooden fence, and on the other side has views overlooking a golf fairway.
There are 8 comfortable sun loungers and 2 large sun umbrellas, together with occasional tables for drinks by the pool.

The covered al fresco dining area is near the farmhouse kitchen, where the BBQ’s are also situated. There is another dining area for 4 next to the pool with lovely views over the surrounding vines and woodland.

The pool and surrounding terraces have atmospheric lighting for enjoying the evenings.

Pool Heating - La Grange Sud is one of a minority of Dordogne pools that are heated. The heating ensures guests can enjoy the pool from Easter to early November, with a minimum temperature of 24 degrees. The pool regularly reaches 30 degrees in the summer months.

Pool cover – Abri. This retractable, telescopic cover also heats the pool, in addition to the heater, by using the greenhouse effect. It also acts as a safety feature for children, as it is lockable. The abri ensures the pool can still be used in adverse weather and late into the evenings. It can easily be pushed back in 10 seconds for swimming without the abri.

The pool cover is lockable, providing peace of mind for parents with young children.

The farmhouse is practical for children, with tiled and oak wooden floors throughout, and the convenience of parents being able to watch the children in the pool from the kitchen window. Although luxury touches are found throughout the house, the children can still feel comfortable and parents can relax!

The first floor Rose bedroom has a flat screen TV for DVDs, as well as the main plasma in the sitting room. The staircase to this bedroom has a stair gate. The staircase is steeper than average but there is a handrail. The stair gate is movable and can be fixed at the top of the stairs during the night.

The downstairs Lavender and the first floor Rose bedrooms have the option of having a young child sleeping on a single bed with parents. Every child and infant will receive bath and pool towels.

Children will enjoy the unlimited complimentary WIFI and the the 1 acre garden.

Area description

The farmhouse is situated on the edge of a hamlet, with south facing views over Chateau Vigiers golf course, woods and vineyards. It is a 5 minute walk from Razac-de-Saussginac, a small village which has its own working wine Chateaux, church and Mairie.

The local region consists of arable farms, vineyards and woodland. It is a beautiful area and can be described as a cross between the Cotswolds and Tuscany, with gently rolling hills, sunflowers cypress trees.

The house is surrounded by a network of single track lanes which lend themselves to cycling and walking.

The nearest town is St Foy-a-Grande, 7 minute drive to the north, on the Dordogne river. Bordeaux is 60 minutes and Bergerac is 20 minutes, for excellent shopping and wine tasting

The Region
An abundance of places of historic interest, renowned chateaux and vineyards awaits.

St Emillion, Bordeaux, Monbazillac and Bergerac offer world renowned wine tasting, as well as the numerous vineyards in the local area.

The area has a large network of quiet lanes, perfect for walking and cycling. Why not combine with a leisurely French style picnic!

Enjoy the excellent local golf at Chateau Vigiers, just a minute’s drive away, which also has a Beauty Centre.

The area has an abundance of local food markets to explore together with medieval bastides.

There is a wide choice of places to eat, ranging from the local cafe to a Michelin starred restaurant.

Canoeing, on the Dordogne, is a must during the summer months, a great experience for all the family. Take a picnic and eat on the tiny river beaches as you gently travel downstream

Bergerac has a choice of shopping, go-karting, paint balling and indoor bowling.
