La Forgeard is a stunning conversion of a 700-year-old mill, complete with a spectacular four poster master bedroom, a hot tub and a beautiful river running at the bottom of the garden.

Within a few minutes’ drive of the Medieval town of Parthenay, the property is in the Deux Sevres area of Poitou Charentes, known for its particularly sunny climate.

Whether you are looking for a well-deserved holiday, a shorter break or a weekend away, we will happily meet your needs.

The house is unusually spacious and, with its four double bedrooms (three very large double bedrooms and one twin), can easily provide enough space for eight people whilst it also makes the perfect romantic retreat for couples.

Set over three floors, with two bedrooms and a bathroom on both the first and second floors, the house can accommodate one or two families at a time. It is therefore possible for two families to stay in the property at the same time and enjoy some privacy and a floor each.

However, the house is also equally suitable for couples and smaller groups to enjoy. Thanks to the romantic master bedroom, with its breathtaking super king Tudor-style four poster bed, the relaxing hot tub and its quiet and peaceful location, the house is ideal for honeymooning couples or those keen to spend some quality time together.

The relaxing lounge and elegant dining room, each with an open fireplace, as well as the dining kitchen and mezzanine, leave you spoilt for choice as to where to spend your time.

The focal point of the house, however, has to be the beautiful beamed lounge with its exceptional fireplace, measuring nine feet across, and its stunning mezzanine floor, which offers a relaxing reading area and well-stocked book-and-DVD case together with an office and computer. (Wifi is also included in the rental of the house.)

The kitchen is well equipped with lovely views of the garden and includes yet another comfortable seating area, where you can bask in the rays of the sun for most of the day, as well as a dining area. There is, of course, also more formal dining room should you prefer to eat in style.

One of the many advantages of La Forgeard is that it is only a few minutes’ drive from Parthenay, with its wealth of history, and from nearby villages (our favourite restaurant in the world is in the next village) and yet it is amazingly peaceful.

With only one other house and a farm in the hamlet, you can really get away from it all if you wish and enjoy traffic-free peace and quiet, which might only be broken occasionally by the peaceful sounds of the river or the odd neigh from a horse in the field beyond.

It is also amazing how brightly the stars shine at night here without the light pollution that it is so hard to escape from in today’s world.

If you want to combine your idyllic stay with some sight-seeing, La Forgeard is in the perfect location. Puy du Fou, the biggest historical and educational theme park in the world, and Futuroscope are within easy reach. he house is just over an hour from the beautiful beaches of La Rochelle.

There are also plenty of local opportunities for fishing, walking, swimming, cycling or golf.

We can recommend some excellent nearby restaurants or you can simply relax with a book or DVD, make the most of the rest you know you deserve and savour the delicious food and wonderful wines available locally.

Lounge - Relax and unwind in the luxurious lounge which has an incredible nine foot open fireplace, large cushioned corner suite, coffee table, sideboard and TV (offering the free British channels available on Sky) and DVD player. The lounge has a stunning mezzanine above and also leads on to the sun room.

Dining Room - Eat in style in the elegant dining room with its antique table and chairs, open fireplace, easy chair, large sideboard and the remains of an original bread oven which has been turned into an ornamental feature.

Kitchen - The spacious kitchen has a dining area as well as a seating area that enjoys the rays of the sun all day long. There is a table and chairs, fridge/freezer, separate oven and hob, washing machine/tumble dryer, microwave, sink and pantry.

Sun Room - The calming sun room, which has sliding doors onto the garden, has a hot tub for relaxation. (An additional charge to cover energy costs applies if hot tub is required.) There is also a set of stylish and comfortable garden furniture and a large free standing umbrella for use in the garden and on the patio and barbecue area.

Cloakroom - The convenient downstairs cloakroom has a toilet, wash basin and fitted cupboard.

First Floor
Mezzanine - If you need to use the internet during your holiday, then the mezzanine will provide the perfect location with its ready-made office, complete with computer, desk and printer. There is also a comfortable reading sofa and bookcase amply stocked with books and DVDs. Wifi is included.

Master Bedroom - Luxuriate in the spectacular four poster master bedroom with its stunning super king Tudor-style four poster bed with memory foam mattress. There is also an elegant chaise longue, easy chair, two bedside tables, two wardrobes and a dressing table. The master bedroom also has an attractive fireplace and views over the garden and river and provides the perfect relaxing retreat.

Bedroom Two - The stylish second bedroom is as large as the master bedroom with double bed, double wardrobe, chest of drawers, dressing table and bedside table, a sofa and two chairs. Again, this bedroom has views over the garden.

Bathroom - This first floor bathroom has a white suite of corner bath with shower over, toilet and a sink set in a vanity area.

Second Floor
Bedroom Three - The third double bedroom is also a good size and has a particularly beautiful beamed ceiling. There is a double bed, wardrobe and chest of drawers. It has views over the garden.

Bedroom Four - This bedroom has twin single beds and a built-in wardrobe and views over the garden.

Bathroom - The spacious second bathroom has a shower cubicle, sink, toilet and bidet.

N.B. For families with young children and babies, we have a cot available on request.

This imposing house is set in approximately a third of an acre with the private garden stocked with trees, including fruit trees, and shrubs. It is laid mainly to lawn and slopes down to the River Thouet, with views of fields beyond where you can often spot horses. There is a patio area with built-in barbecue and garden furniture is available.

Travelling by Rail

Poitiers is the nearest TGV station (TGV Atlantique) approximately one hour's drive away from La Forgeard. You can get closer on the Classic Lines but, for hiring a car, you will find a better choice at a TGV station. Poitiers is only 90 minutes from Calais on the TGV but you will probably have to swap trains in Paris making the journey slightly longer.

The fascinating and exciting tourist spots of Le Puy du Fou and Futuroscope are within easy reach and the beautiful beaches of La Rochelle are just over a hour away. The historical Oradour-sur-Glane is also well worth a visit.

Terms and conditions

In these booking conditions, ‘you’ and ‘your’ means all people named on the booking form and all people in your party, including anybody who is added or replaced at a later date.
‘We’ and ‘Us’ means Novus Property, or representatives of, The Larches, 4 Coventry Road, Brinklow, Warwickshire, CV23 0NE.
The property means La Forgeard, France.
Check In
Check in time is AFTER 3 P.M. and Checkout is 10 A.M. There is no early check-in or late checkout available.

This is a NON SMOKING property. Smoking is not permitted within the house or grounds of the property at any time.

Pets and Domestics Animals
Pets and domestic animals are not permitted in the property under any conditions.

Security / Reservation Deposit
A security deposit of £300 is required before staying at La Forgeard. This must be paid before the arrival date. It is fully refundable within fourteen (14) days of departure, provided the following provisions are met.

  • No damage is done to the property, its structure or the contents

  • No charges are incurred due to illegal activity, smoking or unauthorised pets/animals

  • The property is left clean and tidy and in the condition in which it was found

  • All keys are returned as instructed and the property is left locked and secure (windows closed etc.)

  • All charges accrued during the stay are paid prior to departure

  • No linens are lost or damaged

  • No early arrival or late departure

  • The renter is not evicted by the owner, representative of the owner, or the local law enforcement agency

Cancellations that are made more than 60 days prior to the arrival date are subject to a 5% cancellation fee or £50, whichever is greater.
Cancellations or changes that result in a shortened stay, that are made within sixty (60) days of the arrival date, forfeit the full advance payment and reservation deposit.
Cancellation or early departure does not warrant any refund of rent.

Monthly Reservation Cancellations
Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.

Maximum Occupancy
The maximum number of guests is limited to eight (8) persons.

Minimum Stay
There is no minimum stay at La Forgeard but for bookings of less than 4 nights (and less than 7 nights from 29th Jun to 30th Aug 2013) a charge of £90 will be added to the overall booking cost.

Inclusive Fees
Rates include a one-time linen & towel setup. Facilities fees are included in the rental rate.
Heating is by central heating, by prior arrangement, depending on the time of year.

Housekeeping Service
While linens and bath towels are included in the unit, daily maid / housekeeping service is not included in the rental rate.
Towels or linens are not permitted to be taken from the property. Beach towels must be brought with you.

Rate Changes
Rates subject to change without notice.

Falsified Bookings
Any booking obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas at the front of the property only.
Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

Fireplaces & Barbecue
Although the property has fireplaces, fires are not permitted to be lit within the property (house and garden) under any circumstances.

Water & Septic
The property is on a septic system. The septic system is very effective. However, it will clog up if improper material is flushed.
DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products, or any other items, have been flushed and clog the septic system, this will incur a charge for damage of up to three hundred pounds (£300).

All bookings depend on the property being available. You, as the person in charge of the party, must be at least 25 years old at the time of booking. All other members of the party must authorise you to make the booking on the basis of these booking conditions.
By making the booking, you confirm that you are authorised to make the booking and that all other members of the party agree that the booking will be governed by these conditions.
You are responsible for making all payments due on time.
Your binding contract with ‘La Forgeard’ commences on the signing of this written confirmation of your booking.
For bookings made within 14 days of the specified arrival date, the contract is considered binding on spoken or email confirmation of your booking and when the appropriate payment has been made.
We will provide your written confirmation by post or email. If you book online, we will acknowledge that we have received your booking and send you confirmation by email. If you book by post or telephone, we will send your confirmation by post unless you tell us, at the time of booking, that you prefer it to be provided by email. It is your responsibility to check your emails regularly and to let us know about any change to your email address.
As soon as you receive your confirmation, you must check the details carefully. If anything is not correct, you should inform us immediately.

When you book, you should pay the deposit amount (20% of the total cost of your booking) by bank transfer or cheque. La Forgeard is not reserved exclusively for you until the deposit is received.
We must then receive the rest of the money owed no less than 6 weeks before the start of your holiday. However, if you book less than 6 weeks before the start of your holiday, the full amount for the period of the rental plus the security deposit are due immediately.
If you do not pay any payment due in relation to your booking by the appropriate date, we are entitled to assume that you want to cancel your booking. In this case, we will be entitled to keep all deposits paid.

We may increase or reduce the prices of unsold products and services or correct mistakes in pricing at any time before we confirm your holiday. The final price of your booking will be confirmed when you make it. As changes and mistakes can happen, you must check all details at the time of booking.
All accommodation prices are for the property and are not on a per person basis.
We aim to make sure that the information on the website www.laforgeard.com and other service providers is presented accurately. There may be small differences between the actual property and its description. This is because we are always aiming to improve services and facilities.
Occasionally, problems may mean that some facilities or services are not available or may be restricted. If this happens, we will tell you as soon as reasonably practical after we become aware of the situation.

Events beyond our control
Unless we state otherwise, we will not be legally responsible for any compensation if we are prevented from carrying out our responsibilities under this contract as a result of events beyond our control. This means an event we could not, even with all due care, expect or avoid, including, but not limited to;

  • Strike, lock out or labour dispute

  • Natural disaster

  • War, riot or civil commotion

  • Malicious damage

  • Keeping to any law or governmental order, rule, regulation or direction

  • Accident

  • Breakdown of equipment or machinery

  • Insolvency or bankruptcy of any service provider

  • Fire, flood, snow and storm

  • Difficulty or increased cost in getting workers, goods or transport

  • Other circumstances affecting the supply of goods and services

By agreeing to this contract you are confirming that you have the correct travel insurance for your stay at La Forgeard. You are responsible for covering us if we suffer any losses or expenses arising out of your failure to take out proper insurance cover.
You are strongly advised to take out insurance which will cover any damage which may happen to the property La Forgeard.

Disabilities and Medical Problems
If you, or any member of your party, has any medical problem or disability that may affect your booking, please tell us before you confirm your booking and send full details in writing as early as possible before you travel. If we reasonably feel unable to meet that person’s particular needs, the reservation can be refused or cancelled.

The Property La Forgeard
You, and all members of your party agree to keep the property clean and tidy and to leave it in the same condition as you found it when you arrived. Any additional cleaning costs will be subtracted from the security deposit as will any additional costs incurred by us as a result of any late departure.
You, and all members of your party, agree to behave in a way at all times while at the property which does not break the law. You, and all members of the party, must agree not to use the property for any illegal or commercial purpose, including subletting it or otherwise allowing anyone to stay in it who is not listed on the booking.
You are responsible for the actual costs of any breakage or damage to the property – along with any extra costs that may result – which are caused by your or any members of your party. We may require extra payment from you to cover any related costs.
We can refuse to allow you to enter the property or ask you to leave if we reasonably believe you or any member of your party is behaving illegally, or that any damage is likely to be caused, has been caused or is being caused by the behaviour of you or any members of your party. This will be treated as an automatic cancellation by you and forfeit of your rental fee and deposit.
You must also not allow more people than stated in this contract to stay in the property and you cannot change the number of adults and children during your stay. (For example, if you book for two adults and two children, you cannot arrive with four adults and four children.) If you change the number of people in the property, we, or our local representatives, can refuse to hand over the property to you or can ask you to leave.
If you are asked to leave, this will be treated as an automatic cancellation by you and forfeit of your rental fee and deposit. You will be held legally responsible as a result of this situation. (This will include, for example, any costs or expenses you have to pay as a result of not being able to stay in the property, such as the cost of finding other accommodation. We are not under any obligation to find any alternative accommodation for you.)
You must allow us, or any representative of us, (including workmen) access to the property at any reasonable time during your stay. You will receive notice of this if it is needed (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, we or the representative (including workmen) can enter the property at any time without giving you notice.)

Special Requests
If you have any special requests, you must let us know when you make a booking and confirm it in writing. Although we will try to meet any reasonable special request, we cannot guarantee to do so, and should we fail to meet any special request, it will not mean we have broken your contract.

If you have any complaints about any services, you must let us know immediately (or our local representatives who take care of the property.) We regret that we cannot accept any legal responsibility if you do not let us know.
We can not be held responsible for any noise or disturbance which comes from beyond the boundaries of the property and is beyond our control.
We can not be held responsible for the breakdown of any mechanical equipment such as pumps or boilers or for the failure of public utilities such as water and electricity.
We take complaints very seriously. You must contact our local representative immediately if any problem arises and will reasonable resolve your complaint as soon as practically possible. When dealing with your complaint we will be Fair, Confidential and Effective and Resolve the matter as quickly as we can.
We also welcome your feedback. If you highlight to us an area where our service can be bettered, we will endeavour to improve this service right away. We will check any changes in approach or action due to the complaint, to make sure that it is working well and that things are getting better.
It is often extremely difficult (and sometimes impossible) to sort out difficulties unless we, or one of our representatives, is told promptly.
If you discuss the problem with our representatives during your stay at the property, they can usually sort it out straight away. In particular, complaints which would only be temporary (for example, complaints about how the property is prepared or about the heating of the property) cannot possibly be investigated unless registered whilst you are in residence. If you cannot make contact with our local representative, or if you are not happy with their response, you should immediately contact us by telephone or email. If, after this, you feel the problem has not been dealt with to your satisfaction, you must, within 14 days of returning from your stay, put your complaint in writing to us.

Governing Law
Any dispute, claim or other matter which may arise in relation to your booking will be governed by English law and you must agree that any dispute will be dealt with by the courts of England and Wales.

Written exceptions
Any exceptions to the above mentioned policies must be approved in writing in advance, or the contract stands as is.

Changes to the Terms
Please note that we practice a policy of continual review and reserve the right to change the above terms and conditions at any time without notice.

Lovely House

Lovely house in a great area. This was a last-minute choice and we are very happy we did it.
Really enjoyed our stay, especially the unspoilt medieval area of the town and the Wednesday market.
The beaches at La Rochelle are great for kids.
